Historic city centre — listed buildings around the Markt

Delft's city centre is largely a protected townscape, with many listed buildings around Oude and Nieuwe Kerk, Beestenmarkt and Oude Delft. Here we mainly work on bathroom walls and small bespoke furniture in microcement — no need to remove tiles, which in listed buildings often becomes a planning permission issue. Our technique works directly over the existing finish, which complies with the conservation requirements of Delft municipality.

TU-Noord, Wippolder & Voorhof — young demographic, sleek renovations

Around TU Delft there are many rental properties and starter flats, often renovated in a modern, minimalist style. Tanthof, Buitenhof & Vrijenban — 1970s/80s social housing

In these neighbourhoods we often find concrete or sand-cement screeds that have been in use for decades, sometimes with cracks due to subsidence on Delft's peat subsoil. We always check the floor for moisture content (max. 2% for sand-cement screeds) and carry out local repairs first if necessary. Delfgauw, Pijnacker-Zuid & Noordeinde — new-build with anhydrite

On the south side of Delft (Delfgauw, Pijnacker) and in new developments such as Harnaschpolder we almost always encounter anhydrite screed — the ideal substrate for our finish. Underfloor heating is standard. Important: anhydrite must be completely dry before application (moisture content ≤0.5%). With new-build projects we often visit at an early stage to measure.

Peat subsoil — why this is Delft-specific and important

Delft sits partly on peat soil with natural settlement. In older properties (pre-1970) we more often see cracking floors due to subsidence. We use an elastic primer layer beneath our finish to absorb minor movement — without the overlying seamless floor cracking. For properties with more significant settlement issues we recommend a thorough inspection or levelling beforehand.
