Kralingen, Hillegersberg & Schiebroek — 1930s townhouses
In Rotterdam's villa districts we find generously proportioned homes with timber joist floors and old cement screeds. Here microcement wall finishes in Sand 1, Pearl and Lavender Grey are popular for bathroom renovations — subtle enough to complement period details (solid doors, panelled walls). With timber joist floors we pay attention to substrate flatness; sometimes an additional levelling layer is required.
City Centre, Wijnhaven & Kop van Zuid — new-build and lofts
Central Rotterdam is largely post-war following reconstruction. In modern high-rise buildings (De Rotterdam, New Orleans, Boompjes) we see sleek open bathrooms and kitchens with concrete subfloors — ideal for microcement on walls plus Lavasteen Seamless Floor on the wet floor. For apartment associations we work quietly and dust-free; no demolition of existing tiles required.
Oude Noorden, Provenierswijk & Bergpolder — 1920s/30s renovations
Around Noordsingel and Bergweg an active renovation segment with first-time buyers and young families. Often small bathrooms (4–6 m²) which appear more spacious thanks to our 1–2 mm thin build-up — no loss of ceiling height from tile build-up. Here we see a lot of Pure White and Cement shades for contemporary finishes.
Charlois, Feijenoord & IJsselmonde — 1950s/60s social housing
In South Rotterdam many properties with gallery-access flats and terraced houses from the reconstruction period. Often concrete or sand-cement screeds; we check with a moisture meter (max. 2% for cement screeds). In rental properties (Woonstad, Vestia) we often work over existing tiles — saves demolition costs and meets handover requirements.
Hoek van Holland & Maassluis border — coastal influence
Close to the North Sea means higher humidity and salt in the air. Here we consistently recommend 3 layers of PU topcoat instead of the standard 2 — providing longer service life. For shower floors in holiday homes or beach apartments we choose Lavasteen Seamless Floor (epoxy-based) because it remains watertight even when damaged.
Prins Alexander, Ommoord & Zevenkamp — 1970s large-scale development
In the stamp-plan neighbourhoods on the east side, many gallery flats with concrete floors. Underfloor heating is often not standard here; our seamless floor works perfectly without it, but you can later opt for infrared foil underneath during major renovation. Important: apartment associations often require advance notification for substantial works.

How does a Rotterdam project work?
- Consultation — at your home (free within Rotterdam for living-room/bathroom projects) or at our showroom in Ypenburg. For VvE apartments (Kop van Zuid, City Centre), we review the association's requirements in advance.
- Colour samples — order up to 3 free samples. In Rotterdam city centre, often high-rise buildings with variable light incidence — with large windows, every shade looks different, so sample testing is essential.
- Tailored quotation — within 1 working day, with clear pricing breakdown per m².
- Preparation — primer, possibly levelling. In older properties in Crooswijk or Delfshaven, sometimes crack repair; for post-war reconstruction flats, usually applied directly over existing floor.
- Application — 2 base coats + finish coat + PU topcoat (2 coats standard, 3 for Hoek van Holland). Touch-dry within 24 hours, fully cured in 7 days.

How much does a seamless floor cost in Rotterdam?
DIY kits start from € 155 per 5 m² bucket of microcement, € 235 per 5 m² bucket of Lavasteen Seamless Floor. For professional installation: typically € 90–150 per m² depending on substrate, colour and surface area. For Rotterdam we charge no travel surcharge for projects within the city area.
Do you work in VvE apartments on Kop van Zuid?
Yes, regularly — in De Rotterdam, New Orleans and surrounding complexes. Our application is quiet and dust-free; we discuss any working requirements with the VvE in advance and arrange working hours within the association hours. No tiles to rip out = often no notification required either.
Is a seamless floor suitable for Rotterdam-Zuid 1950s gallery-access flats?
Absolutely. In gallery-access flats from Vestia or Woonstad in Charlois/Feijenoord we almost always work directly over existing floors (tiles or vinyl). The 1–2 mm thin build-up means no threshold problems at doors. For questions about handover of rental properties we inform the landlord in advance.
How long does a bathroom renovation in Rotterdam take?
For a complete bathroom (5–10 m²): 3–4 working days incl. drying time for our finish. With plumber + tiler included: 1–2 weeks total. We always coordinate with your other tradespeople to minimise downtime.
Do you come to Hoek van Holland and Pernis?
Yes, also in the outer districts and port area. For projects in Hoek van Holland we recommend 3 coats of PU topcoat instead of 2 due to maritime influence (salt, high humidity) — for longer service life.
Can I collect colour samples at the showroom?
