City Centre, Pieterswijk & Hoogvliet — canal houses and monuments

Leiden's city centre is filled with 17th/18th-century buildings along the canals (Rapenburg, Nieuwe Rijn, Oude Vest). Here we work primarily on bathroom walls and bespoke furniture in microcement — without affecting the monumental exterior structure or authentic timber floor joists. The municipality of Leiden enforces strict monument regulations; our technique complies by working over existing tiles without demolition.

Roomburg, Meerburg & De Mors — 1970s/80s renovation

On the eastern side of Leiden, many terraced houses from the 1970s/80s with cement screed floors and standard underfloor heating. Here we carry out complete kitchen and bathroom renovations with microcement on the walls and Lavasteen Seamless Floor on the floor. For an average terraced-house bathroom (6–8 m²) we are on site for 3 working days.

Stevenshof, Boshuizen & Morsdistrict — new-build and science park

In the north-western districts, predominantly anhydrite screed — an ideal substrate for our finish. Underfloor heating is standard. On projects around the Bio Science Park we often work in new rental flats for expats; there, speed (1-week completion) and precise finishing are essential.

Profburgwijk, Burgemeesterswijk & Tuinstadwijk — 1920s/30s villas

In Leiden's villa districts (Rijnsburgerweg, Wassenaarseweg), spacious homes with timber floor joists. We often install microcement walls here in soft tones (Pearl, Sand 1) for bathrooms; for living-room floors we recommend Lavasteen Seamless Floor (Linnen, Seashell) over a properly controlled subfloor.

Peat subsoil — Leiden-specific why this matters

Like Delft, part of Leiden sits on peat soil (especially the older city centre and parts of Tuinstadwijk). In homes built before 1970 we more frequently see cracking floors due to subsidence. Here we use an elastic primer layer beneath the seamless floor — it absorbs minor movements without cracks appearing in the top finish.
